Overview:
Chris Payne and David Reynolds join Wim Pullen, Director of the Center for People and Buildings, in Delft, Netherlands, on June 10, 2015, just after his live Session 4 of World FM Day, 2015, entitled “Progress in evidence based workplace management.”
“What do we know?” and “How do we translate knowledge into well informed decisions?” are the two questions giving rise to evidence based workplace management. The workplace arena is filled with opinions and anecdotal evidence, but big questions like “how does the workplace contribute to productivity growth?” or “Can we enhance employee health and well being in new workplace?” are easy to ask but hard to answer. Nevertheless workplace researchers are eager to develop reliable knowledge that helps to discuss such questions and inform decisions. What is the state of the art and science of knowledge development? What does the future hold?
This is a rich, provocative interview, building toward the end, when Wim takes the making of cost cutting decisions.

We hear from freelance consultant Graham Constable of Australia, interviewed by Chris Payne of the U.K. on the subject of exercising leadership in managing the facility assets an employer or client. Val Moraes of New Zealand and Adam Fang of China also participated in the webinar on World FM Day, but were not able to be present for this podcast. Their title, “The Importance of Leadership in Facilities & Asset Management – an FMCC Panel Discussion,” lead, in Graham’s view, to a few central points to ensure that the practice of FM can be viewed and experienced by top organizational leaders as one of several that are central to organizational value and well being, rather than simply regarding facilities as a recurring cost to be minimized. Overview:
Chris Payne and Markus Groll join David Reynolds on the topic of social media in FM. This podcast immediately followed their World FM Day webinar, “Everything You Wanted to Know About Social Media, But Were Too Afraid To Ask.” Markus, trained as an architect and commercial designer, has 25 + years as a senior consultant to major clients in implementation and use of software systems employed over the facility life cycle. Chris, also with over 25 years’ experience, focuses on adding value in the delivery of FM services, especially through innovation.
Internet, portable devices, and the Internet of Things are carrying FM forward in promising ways, but at the same time consume time and energy in a flood of communications and information. In this brief podcast, Chris and Markus acknowledge the problem from the point of view of the individual FM, especially if you are a consultant. They quickly follow with approaches already underway by organizations to use current generation social media to help with responsiveness and reducing the role of e-mail. Turning to the Internet of Things, they see large potential, but security remains an issue. Is your refrigerator forwarding SPAM, instead of just keeping it cold?

Overview:
The Nigerian government/Lagos State was in search of a permanent solution to protect Bar Beach in Victoria Island from the impact of severe coastal erosion, and to safeguard Victoria Island from the threat of flooding. This area is expected to become the new financial epicentre of West Africa by the year 2020. By that time, Nigeria will be one of the world’s 20 largest economies. Eko Atlantic is the essential city for Lagos currently under construction off Bar Beach, Victoria Island. The impact on the FM is significant, as it will demand a paradigm shift in the current state to a future state that combines influence and capabilities, the utilization of expertise and the reduction of cost, and the creation of a transparent environment requiring more effective communication. It is the transformation from management to leadership, from facility management to organizational leadership.

FM Consultants Podcast 2015-10 – Discussion by Kit Tuveson (USA), Bill Conely (USA) and David Reynolds (USA)on “Communication in consulting Projects”
Kit Tuveson and Bill Conely condense a wealth of FM experience with consulting project communications into a few minutes of accurate and sharply focused guidance on a topic that can never receive too much attention. Bill begins by asserting that the consultant carries the load for project communication concerning every project member, activity, and development: current and future.
A consultant can never communicate too much, nor too well, nor receive too much feedback, even when progress is steady and uneventful – and especially when not. Staying positive doesn’t get the job done on its own, but nothing else works nearly as well without it.
How does a consultant know what, when, and whether project communications are working? Kit engages this question by collecting the communication tools available and dialog with the client as to which to employ, in what style, when, how, and how to make adjustments when needed. A client should experience a consultant as proactive and transparent, exceeding expectations in communication. Doing so stands against the hazards that hide in assumptions that work is going smoothly, on the way to the next milepost, and more after. Assume everything is fine until it turns out that it’s not? Bad idea. Communication is how you and your client will know what’s happening, and what to do.
You may notice the quality of Kit Tuveson’s voice is raspy. Kit was ill with cancer when he recorded this podcast in March of 2015. He has since passed away and we deeply regret his loss. Dr. Joachim Hohmann and Ted Ritter (of Germany and U.S. respectively) are partners in surveying of FM technology use and trends. On the date of this podcast, they presented a much longer FMCC webinar (archive available), detailing the background and implications arising from the subjects this brief interview.
What approaches can a consultant use to ensure value to a client over the life cycle of a technology? Prof. Hohmann focuses on the life cycle itself, as the hub of a project that introduces a critical technology, emphasizing that, at the present time, a technology should realize value promptly to meet a life cycle of approximately five years. Ted Ritter outlines the technical and organizational characteristics and trends making a short a life cycle feasible and desirable: cloud computing, viewing technology as an operating expense versus a capital expense, and pushing down technology decisions to business line managers. Despite globalization of technology, a consultant must be mindful of customs and expectations in the client’s country in guiding the project.

Chris Payne of FMCC interviews Geoff Williams and Nicole Lobb following their April 2, 2015 FMCC webinar. Geoff and Nicole have adopted in their own organization a view of FM as a value adding business unit with a product to determine, budget, produce, market, and evolve. This postures FM as a small business, requiring constant assessment of revenues and expenses that reflect value to the rest of the organization.
Does this seem a stretch for FM, traditionally viewed as a cost center to be minimized, with attendant costs avoided? Perhaps, but advantages for FM and the organization accrue from adaptive, innovative, forward thinking and doing, where FM must realize, budget, and market what amounts to a product line that adds value.
The IFMA FMP core curriculum provides a knowledge base toward bringing about FM in this way, and widely available academic courses build and reinforce the concepts and practices to support an FM presence in organizational management.

At the close of an FMCC webinar on March 19, 2015, Chris Payne and David Reynolds double-teamed Lloyd to extract key points and sharpen his guidance toward taking stock of your performance as a consultant, and using the experience to obtain and improve further assignments. True to his theme, Lloyd easily handled our questions, calmly sketching the large and important subject of relationships in service of client and career.
