“Evolution of FM in India”

Overview:

The “Evolution of FM in India” is like embarking on adventure sports. It has been more revolution than evolution. Even today in mid-2017, compared to the rest of the world and developed nations, the Indian FM market is still at a rather nascent stage. The large scale real estate construction market accompanied by largely available geographic space, FM market revenues in India are significantly higher than other nations such as Singapore & Hong Kong that are smaller in geography. However, in respect to market maturity, understanding, and acceptance of such services by end users & stakeholders, the Indian FM industry still has a long way to go. FM is still a term which the majority of the Indian population is not familiar with.

Despite FM still being in the nascent stage, reflecting the continuing growth of the Indian economy,

the present effective market of outsourced FM services in India is estimated at a staggering USD $ 3000 million . In highly evolved markets, FM services are closely integrated with other services in the real estate sector, such as rent collection, lease management, projects etc. However, in India, FM is yet to mature enough to provide comprehensive property management solutions at large.

IPC’s like CBRE, JLL, Cushman & Wakefield and other renowned global brands, over the past few decades, introduced the modern concept of FM to the Indian industry. Managing critical facilities and corporate headquarters, banking, to industrial, manufacturing and R&D sites, these IPC’s Facilities Management Teams introduced safer, professional and cost-effective work environments with the use of cutting-edge technology / industry best practices.

FM has become a commodity rather than a professional skill, to be procured at the lowest cost.

Atanu Guha Thakurta MCR MRICS CBIFM (FMCC GLOBAL LIAISON – India)

Atanu Guha Thakurta is employed with CBRE as the Regional Account Director – Asia Pacific Region handling the Deutsche Bank account spanning 15 countries. He operates between Singapore & India.

He is an innovative business leader and ex-Military Pilot with the Indian Armed Forces with 26 years expertise in Facilities Management, Corporate Real Estate & Aviation / Aerospace Management. People focused leader with extensive experience working with multi-cultural workforce covering countries in Asia Pacific, South Asia, Middle East, Canada & USA. He has successfully managed several global outsourcing and transition activities along with large scale projects. He has managed large Global Accounts across multiple countries & regions. Experienced in formation /restructure /development of FM teams, FM consultancy and developing strategic client relationships.

He is passionate about partnering in solving social & environmental challenges at scale, holds a diploma in Environmental Law and have authored several publications for the Centre for Environmental Law, WWF-India & School of Law, IGNOU. (Introduction to Environmental Disasters / Oil Spills & Gas Leaks / Marine Pollution / Industrial Accidents / The Plight of Olive Ridley Turtles)

He is also a Certified Corporate Trainer and conducts Leadership & Team Building workshops through the medium of Theatre (Transformational Learning). At present he is pursuing his Ph.D.

He serves on the Board of Directors of the IFMA Chapter in Mumbai, India.
