From Systems to People: Putting Human Outcomes on the FM Scorecard

Executive Summary
The last decade made buildings measurably “smart”: connected systems, reliable up time, cleaner data. Yet the questions that matter to occupants and leadership remain stubbornly human—focus, calm, belonging, fairness, and service that feels responsive. The Human Algorithm is a lens for that gap. It keeps the technical IQ of places in view while insisting we also value their human EQ: whether people do better inside them.
Context: Smart’s Missing Half
Facilities and property teams have delivered significant gains in interoperability, cyber security, resilience, and energy performance. Those signals are necessary—but incomplete. A floor can meet its comfort averages and still deliver a daily hot-seat lottery. A dashboard can show excellent uptime while people report noise-spike stress and fragmented focus. If the lived experience is invisible, the operational story is only half told.
Principle: Technology is the instrument. Human thriving is the score.
The Lens: Six Human Outcomes
Rather than treating experience as an afterthought, The Human Algorithm proposes a shared language across FM, operations, HR, and leadership. The outcomes:
- Health & Vitality — conditions that support energy and physical well being.
- Cognitive Performance — spaces that help people sustain attention and solve.
- Emotional Well-Being — lower stress and easier recovery during the day.
- Social Connection — everyday touch points that build belonging and trust.
- Engagement & Satisfaction — pride in place and service that feels responsive.
- Resilience & Equity — safety, accessibility, and fair comfort across users and zones.
These are not slogans. They are the results stakeholders actually notice—and the ones reputations ride on.
The Human Algorithm was first introduced to the FM industry in 2025, when Jawad AlTamimi set out a people-outcomes view of “smart” to sit alongside traditional systems metrics, inviting FM leaders to read technical performance and lived experience on the same page.
How It Sits with Standards You Already Use
This lens is both/and, not either/or.
- SmartScore / WiredScore verify infrastructure, user functionality, and secure integration the IQ of places.
- WELL / Fitwel codify aspects of health and well being.
- ESG / SDG agendas ask for evidence of impact beyond utilities.
- The Human Algorithm supplies the EQ language so technical achievement and everyday experience can be read on the same page without collapsing one into the other.
Implications for FM Leadership
Performance narratives change. Boards, city clients, and portfolio owners increasingly ask: What improved for people? A human-outcomes view makes answers legible, not anecdotal.
Portfolio comparability improves. Offices, clinics, campuses, mixed-use districts, and transit nodes are different assets, but they share common outcomes. A people-outcomes lens becomes a lingua franca across types and climates.
Strategy shifts from point solutions to lived results. Air, acoustics, light, service, and access are coordinated around tangible outcomes—focus, calm, belonging, fairness rather than feature counts or platform catalogues.
From smart buildings to smart communities. When the same outcomes guide streets, plazas, lobbies, clinics, and transit edges, you start seeing walkable choices, equitable comfort, faster recoveries, and social spaces that do real civic work. That is how “smart” leaves the equipment room and becomes everyday quality of life.
Governance and Ethics
Human outcomes must not be used to mask inequities. Two cautions:
- Fairness over averages. Mean comfort can hide zone-based discomfort; variance matters. If one cluster runs hotter/colder by design or operation, the sense of fairness erodes quickly, regardless of compliance on paper.
- Transparency over rhetoric. Publishing what is being watched and why (“we heard, we acted”) builds trust faster than any new app alone. People value clear intent and visible progress.
Where the Field Is Heading
The practical value of The Human Algorithm is not in adding a new certification, but in providing a shared language that connects systems performance to what life actually feels like indoors. As portfolios stretch across regions and asset classes, this language will help leaders align capital planning, service models, and workplace/urban policy around results that matter to humans.
The built environment has already proven it can be technically impressive. The next step is to make it genuinely useful by treating human outcomes as performance worthy of the same attention we give to up time and energy.
