We hear from freelance consultant Graham Constable of Australia, interviewed by Chris Payne of the U.K. on the subject of exercising leadership in managing the facility assets an employer or client.  Val Moraes of New Zealand and Adam Fang of China also participated in the webinar on World FM Day, but were not able to be present for this podcast.  Their title, “The Importance of Leadership in Facilities & Asset Management – an FMCC Panel Discussion,” lead, in Graham’s view, to a few central points to ensure that the practice of FM can be viewed and experienced by top organizational leaders as one of several that are central to organizational value and well being, rather than simply regarding facilities as a recurring cost to be minimized. Doing so, however, requires competencies and approaches to match executive needs and expectations.

I offer proven competence in strategic and operational facilities and asset management and broad business experience gained over many years in leadership and consulting roles in the UK, Europe and Australia.

I have procured and mobilised facilities management contracts, conducted and managed extensive due diligence exercises, designed and facilitated workshops that envision strategy, designed leadership and change management programs, built and led operational teams, evaluated and managed supply chains and actively developed business opportunities and relationships that have benefited my employers and my clients.

I host people and process wisdom, ideas, services, systems, resources and expectations that facilitate useful activity and purpose.

I have had published with Radcliff Publishing a book entitled “‘Leadership and Team Building in Primary Care’ for the UK Health sector. I regularly contribute storyboard themed articles to the Australian FM Magazine. I am the IFMA FMCC Eastern Regional Manager for Australia and Asia-Pac. I am also a Co-Chair for FMCC STAG.

Val Moraes

Val Moraes, CFM, MBA

Val Moraes CFM is the Managing Director of GregMore Group, a Facilities Management Consultancy based in Auckland, New Zealand.
He has more than 25 years of Facilities Management experience in various countries including India, Australia and New Zealand. His past experience includes senior FM roles with Super deluxe Hotels (Oberoi Group), High Rise Commercial Buildings (Colliers International) and Supermarkets (Progressive/Woolworths Australia) besides large Corporates.
He holds a Graduate Certificate in Building Management (GCBM) and a certificate in Project Management from Victoria University, Wellington.
He is also the first New Zealander to be accepted as a Certified Facilities Manager (CFM) from International Facilities Management Association, (IFMA).
Besides being one of the Founding Fathers and Foundation Board Member of Facilities Management Association of New Zealand (FMANZ), he is also the Immediate Past Chair and currently sits on the FMANZ Board besides representing the association at Global FM.
Val is an Accredited Professional for Green Star rating of Buildings in New Zealand (GSNZAP).

Adam Fang

Associate Director, COE Head of PFM department for Greater China at DTZ since November, 2013.

Adam has rich experiences in the field of Facilities Management operations, process reengineering, MEP and assets management, etc.

Before joining DTZ, Adam served as Facilities Engineer at Synergis Facility Management and then Account Manager for EXPO (Aden Services), ExxonMobil and DBS (JCI) respectively since 2005. From the years of FM practicing and experiencing, Adam has learnt and managed solid series of operational processes and procedures, case and root cause analysis, industrial benchmarking and customer services, etc. that made him a vocational facility manager in the field.

Adam’s majors are in Thermal Power HVAC & Refrigeration at Shanghai Maritime University and English literature at Shanghai Foreign Language University respectively.


Chris Payne, CSS Consultancy & FMCC STAG Member as Social Media Coordinator

Chris PayneChris works in a consulting capacity to help facilities management providers embed more efficient ways of working within their delivery contracts. With a strong focus on innovation, he contributes to improvement activities through the development of frameworks, software systems and technology to capture and incorporate new ways of working that saves cost and enhances operations.
With over 25 years of experience working on the built environment, Chris has comprehensive insight into the construction and maintenance of facilities within a number of industry sectors, including: social housing, critical environments, defence estates, food processing and commercial office space. In recent years, through the successful delivery of consultancy projects, he has helped clients secure more profitable work by moving beyond standard delivery approaches to find new ways of adding value to facility end-users and occupants.
Based near Glasgow in Scotland, he travels extensively to support an international client base.

Chris Payne is a founding partner in the multi-disciplinary GFMAGlobal Facility Management Alliance. This consortium of FM consultants facilitates broader strategic support for larger clients and projects of greater complexity.
